European Modular Homes (EMH) offers high quality wooden panelised building systems, prefabricated in Europe. The panels will be delivered to site fully insulated, with exterior cladding, turn and tilt double glazed windows, plasterboard on one side of each wall and have conduits where applicable for internal wiring.

The EMH panel provides an alternative solution to traditional on-site construction.

The panels comply with the TEK10 construction standards used in Norway and compliance with the New Zealand Building Code will be demonstrated through Codemark.

The following types of prefabricated panels (panels link) will be used:

  1. External walls panels (including doors; double glazed PVC windows)
  2. External fire rated wall panel
  3. Intertenancy fire rated wall panel
  4. Internal insulated load bearing walls panels
  5. Internal insulated non-load bearing walls panels
  6. Floor/Ceilings panels (with or without parapet)
  7. Ceilings panels
  8. Roof panels (insulated and not) ready for roof cladding materials

Whilst the panel composition is fixed, dimensions are project specific.

Once onsite in New Zealand, the building will be erected and made weathertight by a Licensed Building Practitioner (LBP) who will be trained by our manufacturing supplier.

The following work will NOT be included in EMH scope of work and will be done by the developer’s building team onsite after the panels have been erected and made weathertight:

  • Fittings and fixtures
  • Internal Doors
  • Electrical work
  • Plumbing
  • Site works
  • Kitchen

  • Carpets and flooring

  • Foundations

  • Internal finishing works such as plastering, painting, and architraves


EMH intend for the panels to be primarily used as follows:


  • stand-alone and terraced buildings
  • small apartments (less than 10m in building height)


  • Up to and including extra high wind zones as defined in NZS3604:2011
  • In all corrosion zones subject to fixings in accordance with NZS3604:2011
  • Earthquake zone to be finalized
  • External walls that are vertical and roofs that are 60 degrees or less.
  • Founded on a timber subfloor, concrete slab or rib raft foundation
